Find an agent whose values line up with your own.
Discuss previous updates you have made to your home that have added value.
Discuss your tentative timeline.
Talk pricing strategies.
Listing Management & Receipt of Offers
Negotiate offers with your agent.
Accept or Reject Offer
Listing Paperwork
If applicable, gather your HOA documents and any existing surveys & appraisals.
Provide a copy of the house key to your agent.
Fill out and sign the property disclosures.
Execute Listing Agreement.
Under contract
Allow buyer to perform their Due Diligence: inspections/appraisals.
Make reasonable repairs that come up in an inspection and allow buyer to reinspect.
Transfer service for electric, gas, water, cable/internet to your new home.
Forward your mail to your new home!
Listing Preparation
Repair any known issues & touch-up any necessary paint.
Declutter & clean your house - it’s the perfect time to purge!
Discuss staging, if necessary.
Remove any affixed items that you are not selling.
Have professional photos & square footage measurements taken - your agent will organize this!
Settlement
Move out & remove all belongings
and trash from your home.Have home professionally cleaned, if necessary.
Sign closing documents
Home Hits the Market!
Always keep home show ready - tidy & organized.
Allow showings via ShowingTime at a reasonable buyer’s request.
Allow your agent to hold a broker open house to broadcast the home to fellow agents.
